Our knowledge of project management has built up over many years so we generally deploy commercial project management techniques on all our schemes.

With our skill for assembling and managing large project teams, whatever the scenario might be: Mechanical & Electrical installations; Environmental Consultancy; Traffic management; Ecology; Health and Safety; etc, we can cover it in-house. We also have a growing database of professional ‘partners’ and are more than happy to refer appropriate clients to appropriate professionals.

Building Surveying

The “caveat emptor” (let the buyer beware) maxim is a guiding legal principle in all property transactions. The onus is firmly on the party acquiring a property to take reasonable steps to discover as much about it as possible. Whatever your building may be, we will advise you on the most appropriate survey to commission, specifically tailored to suit your requirements and budget.

This might be a brief overview and our opinion on the appropriateness of a full Building Surveys, as follows:-

Overview inspections

This is not suited to all building types but is a brief inspection with broad brush advice intended to give an overall opinion of the condition and suitability of any proposed use. If instructed, we can also include a budget cost allocation for repairs, re-modeling and refurbishment.

Defects report

This will provide a much more in-depth analysis of a specific problem, with a detailed report containing observations, recommendations for remedial works, etc. It is often accompanied with budget costs. We also prepare this type of report for client’s legal advisers in CPR 35 cases.

Building Survey formerly called the “Structural Survey” 

Now often referred to as a “Technical Due Diligence Survey”. This is a detailed element by element report on a commercial or residential building. It will contain information on the construction methods and defects evident, together with recommendations for remedial works or maintenance. The report can be supplemented with additional report(s) by specialists such as asbestos, drainage; mechanical & electrical services, etc.  As an adjunct to the Building Survey, we can arrange for preparation of a market valuation.

Specialist Areas

Chris has a particular interest in historic and listed buildings having worked on countless examples over the last 15 years or so including: churches; country estates; box framed cottages; sandstone farmhouses; John Douglas agricultural buildings; Edwardian and Victorian courtyard developments; scheduled monuments; barn conversions; etc. He has an excellent track record at securing Listed Building and Conservation Area Consents, Planning permission and English Heritage and CADW grant funding. On more complex projects, we will assemble and lead a team of qualified experts which may include ecologists, traffic management consultants, environmental consultants, etc.
Unfortunately, property disputes do occasionally arise, and when they do we are often instructed by clients and their legal advisers to prepare Expert Witness Reports designed to help The Court resolve the matter. We have worked on many cases on behalf of private clients, solicitors and barristers and our intervention has succeeded in preventing or limiting court action on a number of occasions. Often the presence of an experienced advocate can stop a legal action before it starts, steering the parties toward a mediated settlement.
