2017 - HESWALL EXTENSION PROJECT

2017 – HESWALL EXTENSION AND REFURBISHMENT PROJECT

On behalf of private clients, we Project Managed the design and procurement of extensions and significant refurbishment works to a former Georgian cottage in Lower Heswall. 

Much of the repair works were triggered by the findings of a Building Survey we had prepared early on in the process.  This underscores the importance of having the correct survey undertaken prior to purchase.  In close collaboration with the clients, we prepared detailed designs and specifications for the works, secured Planning and Building Control Approvals before managing a competitive tender process.  The works were successfully undertaken by JFW Construction LTD based in New Ferry.

The project involved forming 2 extensions and carrying out significant roofing and structural works.  The complex process is set out in detail below.

1.  In consultation with the clients, select wall for new extension.

2.  Knock large hole through wall, ensuring it is big enough to receive new building. Put some metal bits above hole so wall doesn’t collapse, etc.

2015 PROJECT MANAGEMENT

During the autumn of 2015 we were charged with procuring major re-roofing works to a Wirral Care Home. This large Victorian building has a very complex roof layout with numerous inaccessible pitches and hidden flat roof areas all of which present significant health and safety challenges.

Working with a local roofing company and scaffolding sub-contractor we designed and managed the works which were completed in October 2015, just before the really bad weather!

2015 - PROJECT MONITORING

On behalf of many overseas clients we have been acting in the role of 'Project Monitor’ on high and medium rise accommodation developments across the UK. This detailed and interesting work involves assessing the quality and completeness of various types of new and refurbished accommodation to give comfort to remote investors.

2015 - EXPERT WITNESS & BUILDING WORKS

The last few years have seen Stringer Surveying increasingly involved in the preparation of CPR35 compliant Expert Witness Reports for The Court.  Sadly, disputes and defective works still do take place when householders and occasionally commercial clients take on what they believe are simple projects without giving due regard to some basic contractual principles.

CDM REGULATIONS 2015

We are currently acting as Principal Designers on a number of projects under the auspices of the new regs which came into force in April 2015.  The updated regs place onerous duties on all parties to a construction project and differ considerably from the old regs as they now place the Client firmly at the top of the responsibility tree. 

With our considerable experience as Planning Supervisor, CDM Co-ordinator and now as Principal Designer, we are best placed to advise our clients on the most effective way to safely and legally procure construction projects.
